Mortgages
We offer mortgages from the whole market.
We will advise and make a recommendation for you after we have assessed your needs.
A fee of £499 for 'Prime' mortgages, payable on completion - we will also be paid commission from the lender or:
A fee of £799 for ‘Prime’ mortgages where the applicant’s income is self-certified, payable on completion – we will also be paid commission from the lender:
A fee of 2% (minimum fee of £799) for all other mortgages, payable on completion - we will also be paid commission from the lender or:
A fee of 3% of the loan amount (minimum of £799) - any fees or commission payable from the lender will be rebated to you.
Insurance
We will advise and make a recommendation for you after we have assessed your needs.
Whose products do we offer?
We offer products from a range of insurers for Term Assurance, Critical Illness and Income Protection Insurance
We only offer products from a limited number of insurers for Accident Sickness and Unemployment Insurance and Buildings and Contents Insurance. Ask us for a list of insurers we offer insurance from.
What will you have to pay us for our services?
No Fee.
You will receive a quotation which will tell you about any other fees relating to any particular insurance policy.
Refund of fees
If we charge you a fee, and your mortgage does not go ahead, you will receive a full refund.
Who regulates us?
Aspect Mortgages is a trading name of Aspect Mortgages Ltd, 166 Tulketh Road, Ashton-on-Ribble, Preston, PR2 1ER which is authorised and regulated by the Financial Services Authority. Our FSA Register number is 305352.
Our permitted business is advising on and arranging mortgages and non-investment insurance contracts.

Are we covered by the Financial Services Compensation Scheme (FSCS)?
We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.
